River Mansion Base 3.0 by RetrOx50 is a GTA V single-player Map Editor map. The original 7z archive contains one file, Mansion.xml, and no FiveM resource manifest, MLO assets or gameplay scripts. The previous Free FiveM Mansions title did not describe this package.
Load the actual XML file
Extract Mansion.xml and select it through Guadmaz’s Map Editor load menu. Its XML uses the Map format with 1247 MapObject entries: 1163 props, 12 vehicles, 70 pedestrians and 2 pickups. These are parsed placement counts, not a performance benchmark or proof that every model loads on a current game build.
Map Editor’s documentation says loaded maps stack. Start with a clear map state and use New Map before reloading this layout if you want to avoid duplicate objects. For automatic loading, its documented directory is scripts/AutoloadMaps. Establish that manual loading works before using that option.
Resolve the old dependency before expecting a complete scene
The creator explicitly lists DLC Unlocker as required, but the linked GTA5-Mods page now reports that it does not exist. The download itself contains no unlocker. Do not treat the removed page as a working dependency or install a similarly named executable on the assumption that it is equivalent. No verified replacement has been established for this article.
The author describes added bridges, lighting, a food table and an aircraft-carrier area in version 3.0. These are scene elements, not documented vehicle storage, aircraft spawning or food-interaction systems. Test missing props, pedestrian behavior, bridge collisions and water interactions with a compatible single-player setup.
A FiveM conversion would need separate asset and resource work. This XML does not become a server resource by placing it in resources and adding an ensure line. No FiveM, current-game compatibility or performance test was performed.
